Fort Lauderdale and Broward County Mortgage Broker

Skyline Mortgage helps buyers and homeowners in Fort Lauderdale, Hollywood, Pompano Beach, Coral Springs, Plantation and the rest of Broward County compare loan options from multiple lenders. We serve Broward County from our office in Palm Coast, and we work with borrowers by phone, video and secure document upload. We do not have a Fort Lauderdale office.

As a licensed mortgage broker (NMLS #2386002), we help you compare programs and Loan Estimates. The lender you choose underwrites, approves and funds the loan.

Broward County financing considerations

  • Flooding outside the high-risk zones. In April 2023, record rainfall flooded neighborhoods across Fort Lauderdale, including many outside FEMA high-risk flood zones. Look up the exact address on the FEMA Flood Map Service Center, ask the seller about flood history and get a flood quote before you make an offer. If the home is in a FEMA special flood hazard area and the loan is federally backed or regulated, flood insurance is generally required. Read our Florida flood insurance guide.
  • Canal and waterfront homes. Seawalls, docks and elevation affect insurance, inspections and value. Ask about the seawall's age and condition and any repair obligations before you buy.
  • Insurance comes first. Wind and hurricane coverage is a large part of the payment in Broward County. Roof age, a 4-point inspection and wind mitigation features can decide whether a carrier will write the policy. See homeowners insurance and mortgage approval.
  • Higher-priced homes. Many homes near the water and in east Fort Lauderdale may exceed the county conforming loan limit. Check FHFA's current limit for Broward County. See jumbo loans in Florida.
  • Self-employed and investor buyers. Business owners can compare tax-return and bank statement options, and investors can compare DSCR loans (business-purpose only). Fort Lauderdale and some neighboring cities regulate vacation rentals, so check local rules before you count on short-term rental income.
  • Moving from out of state. If you're selling a home elsewhere, ask how the lender treats it and compare bridge loans.
  • ITIN borrowers. Some lenders offer programs for borrowers who file taxes with an ITIN. See ITIN loans in Florida.

Fort Lauderdale condo financing

Many Broward condo buildings along the beach and the Intracoastal are decades old, and the lender reviews the building as well as you.

  • Milestone inspections and reserve studies. Florida requires milestone inspections for many condo buildings three stories or taller and structural integrity reserve studies for many associations. Local building safety rules may also apply. Ask for the reports before you make an offer.
  • Special assessments. A pending assessment isn't automatically disqualifying, but the lender will review what it funds, how much remains and the payment schedule.
  • Warrantable or not. Buildings with high investor ownership, pending litigation, short-term rental operations or thin reserves may not meet Fannie Mae or Freddie Mac rules. Non-warrantable units can sometimes be financed through portfolio or non-QM lenders, which often carry higher rates and costs than agency loans.
  • FHA and VA. The project generally needs FHA or VA approval, or the unit must qualify for FHA single-unit approval. Read our Florida condo mortgage guide.

Frequently Asked Questions

Does Skyline Mortgage have an office in Fort Lauderdale?

No. Our office is at 160 Cypress Point Parkway, Unit C211, Palm Coast, FL 32164. We serve Fort Lauderdale and Broward County borrowers from Palm Coast by phone, video and secure online document upload.

Do I need flood insurance in Fort Lauderdale if I'm not in a flood zone?

Federal rules generally require it only in a FEMA special flood hazard area for federally backed or regulated loans, though a lender can require it elsewhere. Many Fort Lauderdale homes outside those zones flooded in April 2023, so many owners buy coverage anyway.

Can I get a mortgage on an older Fort Lauderdale condo?

Often, yes, but the lender reviews the building's milestone inspection, reserve study, special assessments, insurance and litigation. Some buildings don't meet a given lender's rules, which can narrow your options.

Can I buy a Fort Lauderdale condo with a special assessment?

Possibly. A pending special assessment isn't automatically disqualifying. The lender will look at what it funds, how much remains, the payment schedule and whether the association can pay for required repairs.

Can I finance a canal or waterfront home in Broward County?

Yes, but expect closer attention to flood zone, elevation, insurance and the seawall's condition. Get flood and wind insurance quotes and a seawall inspection early, because they can change the numbers.

What if the home costs more than the Broward County conforming limit?

A loan above the county conforming limit is generally a jumbo loan, which follows lender-specific rules for credit, assets and reserves. FHFA publishes the limit for each county every year.
