Orlando and Central Florida Mortgage Broker

Skyline Mortgage has long worked with Orlando-area buyers and homeowners, and we still work with borrowers across Central Florida. Our office has moved to 160 Cypress Point Parkway, Unit C211, Palm Coast, FL 32164. We no longer have an Orlando office. We work with Orlando-area borrowers by phone, video and secure document upload, and compare loan options from multiple lenders.

Central Florida financing considerations

  • Four counties, different numbers. Orange, Seminole, Osceola and Lake counties each have their own property appraiser, tax rates and homestead process. Confirm the county before comparing estimates.
  • New construction and CDDs. Much of the Orlando area's growth, such as Lake Nona, Horizon West and communities in Osceola and Lake counties, is new construction inside Community Development Districts. CDD assessments and HOA dues count in your payment. If a builder offers incentives, compare their total cost and terms. You may choose your own lender.
  • Vacation homes near the parks. Buyers often look at homes near the theme parks as second homes or short-term rentals. Whether nightly rentals are allowed depends on local zoning and HOA rules, and lenders treat second homes and investment properties differently. Investors can look at DSCR loans (business-purpose only).
  • Insurance and flood. Central Florida has fewer coastal flood zones, but lakes, retention ponds and low-lying areas can still be mapped. Check the FEMA Flood Map Service Center and roof age before you make an offer.
  • Condos and townhomes. Florida's condo safety laws apply inland too. Lenders review the association's reserves, assessments and inspections.

Frequently Asked Questions

Does Skyline Mortgage still have an Orlando office?

No. Skyline Mortgage's office is now at 160 Cypress Point Parkway, Unit C211, Palm Coast, FL 32164. We still work with Orlando and Central Florida borrowers remotely.

Do I have to use the builder's lender for a new home in Orlando?

You may choose your own lender. If a builder ties incentives to its affiliated lender, compare the total cost and terms of each offer before you decide.

Can I buy a vacation rental near the Orlando theme parks?

Possibly. Local zoning and HOA rules decide whether short-term rentals are allowed, and lenders treat second homes and investment properties differently. Check those rules before you buy.

What is a CDD fee?

A Community Development District assessment pays for infrastructure in many newer Florida communities. It usually appears on the property tax bill and counts in your monthly payment.
