Jacksonville-area financing considerations
- A large military community. With NAS Jacksonville, Naval Station Mayport, and Naval Submarine Base Kings Bay just across the Georgia line, many local buyers are eligible for VA loans. We can explain how PCS timing, housing allowance and VA entitlement affect a purchase. See VA loans in Florida.
- A consolidated city and county. Jacksonville and Duval County share one government, but neighboring St. Johns, Clay and Nassau counties each have their own tax rates and property appraiser. Loan limits are published by county, though counties in the same metro area usually share one limit. Confirm the county before comparing loan options. Check FHA limits on HUD's lookup.
- Flood zones. Homes near the St. Johns River, its tributaries, the Intracoastal Waterway and the Beaches may sit in FEMA flood zones. Check the address on the FEMA Flood Map Service Center and get a flood quote before you make an offer.
- Beach condos. Jacksonville Beach, Neptune Beach and Atlantic Beach have many oceanfront condos. Florida's condo safety laws mean lenders look closely at reserves, assessments and inspection status.
- New construction in the suburbs. Many newer communities in St. Johns, Clay and Nassau counties have HOA dues and CDD assessments that count in your payment.
- Higher-priced areas. Homes in Ponte Vedra and parts of St. Johns County may exceed conforming limits, which changes which loan types are available.
