Qualify Based on Rental Income — Not Your Personal Income
DSCR (Debt Service Coverage Ratio) loans are the go-to financing tool for real estate investors in Florida. Instead of verifying your W-2s or tax returns, we qualify you based on the rental income the property generates. If the rent covers the mortgage, you qualify — it's that straightforward.

DSCR stands for Debt Service Coverage Ratio. It is calculated by dividing the monthly gross rental income by the total monthly mortgage payment (PITIA — principal, interest, taxes, insurance, and HOA). A DSCR of 1.0 means the property breaks even. A DSCR of 1.25 means the property generates 25% more income than the mortgage costs.
For loans with 20% or less down payment, Skyline requires a minimum DSCR of 1.0x — meaning the rent must at least cover the full PITIA payment. For loans with more than 20% down, a DSCR below 1.0 may be considered on a case-by-case basis. Our DSCR calculator on the homepage lets you model your scenario before you call.
No. DSCR loans do not require personal income documentation such as W-2s, tax returns, or pay stubs. Qualification is based entirely on the subject property's income. This makes DSCR loans ideal for self-employed investors, those with complex tax situations, or investors who want to keep their personal and business finances separate.
Yes. If the property is vacant or being purchased as a new rental, we can use a market rent analysis (Form 1007) from a licensed appraiser to determine the qualifying rental income. This is standard practice for DSCR loans.
Yes. Skyline Mortgage allows DSCR loans to be closed in the name of an LLC, LP, or other business entity. This is a popular structure for investors who want liability protection and portfolio organization. Note that closing in an entity may affect the rate slightly.
A conventional investment property loan requires full income documentation, has strict debt-to-income ratio limits, and typically caps the number of financed properties at 10. A DSCR loan has none of these restrictions — no income docs, no DTI calculation, and no limit on financed properties. This makes DSCR loans far more scalable for active investors.
