Daytona Beach and Volusia County Mortgage Broker
Skyline Mortgage helps buyers and homeowners in Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach, DeLand and the rest of Volusia County compare loan options from multiple lenders. Our office is in Palm Coast, in neighboring Flagler County, and we work with Volusia County borrowers by phone, video and secure document upload. We do not have a Daytona Beach office.
As a licensed mortgage broker (NMLS #2386002), we help you compare programs and Loan Estimates. The lender you choose underwrites, approves and funds the loan.
Beachside condos: what lenders check
Hurricanes Ian and Nicole in 2022 damaged beaches, seawalls and some oceanfront buildings in Volusia County, and condo financing on the beachside still turns on the building as much as the buyer.
- Repairs and assessments. Lenders ask whether storm repairs, seawall work or structural repairs are finished, how they're being paid for, and whether there are special assessments. Some buildings can't get conventional financing until major repairs are complete.
- Milestone inspections and reserve studies. Florida requires milestone inspections for many condo buildings three stories or taller and structural integrity reserve studies for many associations. Lenders review the results and the reserves.
- Insurance. Ask what the association's master policy covers, including wind and flood, and what you'll need to insure yourself.
- Short-term rentals. Many beachside buildings operate like vacation rentals or limit rentals. Both affect which loans are available. Some buildings are non-warrantable, which can mean portfolio or non-QM financing that often carries higher rates and costs than agency loans. Read our Florida condo mortgage guide before you make an offer.
Other Volusia County considerations
- Check the flood zone. Look up the exact address on the FEMA Flood Map Service Center. Beachside, riverfront and low-lying mainland areas can be in high-risk zones. If the home is in a FEMA special flood hazard area and the loan is federally backed or regulated, flood insurance is generally required. Read our flood insurance guide.
- Insurance before you're under contract. Roof age, a 4-point inspection and wind mitigation features affect whether a carrier will write the policy. See homeowners insurance and mortgage approval.
- Retirees and 55+ communities. Many buyers are relocating in retirement. Homeowners 62 and older can learn about HECM for Purchase, and those keeping a home elsewhere can compare bridge loans.
- Second homes and rentals. A vacation home you use part of the year and a rental property are financed differently. Local rules and HOA or condo rules decide whether short-term rentals are allowed. Investors can compare DSCR loans (business-purpose only).
- New construction and CDDs. Newer communities in Volusia County may have HOA dues and CDD assessments that count in your payment. If a builder offers incentives, compare the total cost and terms. You may choose your own lender.
- Outlying areas. Some areas in western and southern Volusia County may be eligible for USDA loans, depending on the exact address and household income. See USDA loans.
- Veterans. See VA loans in Florida.
Hurricane season and your closing date
When a named storm threatens the area, insurers may pause writing new policies until it passes. If you're closing between June and November, bind your homeowners and flood policies early and build a few extra days into the contract.

Frequently Asked Questions
Does Skyline Mortgage have an office in Daytona Beach?
No. Our office is at 160 Cypress Point Parkway, Unit C211, Palm Coast, FL 32164, in neighboring Flagler County. We serve Daytona Beach and Volusia County borrowers from Palm Coast by phone, video and secure online document upload.
Can I get a mortgage on a Daytona Beach Shores condo after hurricane damage?
Possibly. Lenders review whether storm, seawall or structural repairs are complete, how they're funded, any special assessments, and the building's inspections, reserves and insurance. Some buildings can't get conventional financing until major repairs are finished, and other lenders may have options.
Do I need flood insurance in Daytona Beach?
If the home is in a FEMA special flood hazard area and the loan is federally backed or regulated, flood insurance is generally required. Condo master policies may not cover everything, so ask what the unit owner needs and check the address on FEMA's flood map.
Can I buy a condo in Daytona Beach and rent it out?
It depends on the building and the loan. Many associations limit rentals, and some buildings operate like vacation rentals, which can affect financing. Lenders treat second homes and investment properties differently from homes you live in.
Can retirees use a reverse mortgage to buy in Volusia County?
Homeowners 62 and older may be able to use a HECM for Purchase toward a new principal residence, paying the rest from their own funds. HUD-approved counseling is required first, and the balance grows over time.
Which areas does Skyline Mortgage serve near Daytona Beach?
We work with borrowers throughout Volusia County, including Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach and DeLand, as well as neighboring Flagler and St. Johns counties and the rest of Florida.
