A ground up construction loan is a short-term loan that finances the construction of a new building on vacant land or after demolition of an existing structure. Funds are disbursed in draws as construction milestones are completed rather than in a lump sum. The loan is typically interest-only during construction and converts to a permanent mortgage (or is paid off) upon completion.
A construction-to-permanent loan (also called a one-time close or single-close loan) combines the construction financing and the permanent mortgage into one loan with one closing. This saves on closing costs and locks in your permanent rate at the start of construction. Skyline Mortgage offers this option for primary residence builds.
Draw disbursements are tied to construction milestones verified by an inspector or appraiser. Common milestones include: land purchase, foundation, framing, rough mechanical/electrical/plumbing, insulation and drywall, interior finishes, and final completion. Each draw is reviewed and approved before funds are released to the builder.
Not necessarily. Some construction loans allow the land purchase to be rolled into the loan. If you already own the land, its equity can be used as part of your down payment. Skyline Mortgage will structure the loan to account for your land situation.
Construction loans typically include a contingency reserve (usually 10–15% of the construction budget) to cover cost overruns. If the project significantly exceeds budget or timeline, a loan modification or extension may be required. Skyline Mortgage works with you proactively to monitor the project and address issues before they become problems.
Yes. Skyline Mortgage offers construction financing for investor spec builds — homes built with the intent to sell upon completion. These are typically structured as short-term loans (12–18 months) with interest-only payments. Upon completion, the investor either sells the home and pays off the loan or transitions to a DSCR loan if they decide to hold it as a rental.
From your first call to your closing day, and thereafter. Skyline Mortgage is with you every step of the way.
