ITIN Mortgage Loans in Florida

An ITIN loan is a mortgage for a borrower who files U.S. taxes with an Individual Taxpayer Identification Number (ITIN) instead of a Social Security number. Skyline Mortgage, a licensed Florida mortgage broker (NMLS #2386002), helps ITIN borrowers compare programs from lenders that accept ITIN files. The lender you choose underwrites, approves and funds the loan.

What an ITIN is, and what it isn't

The IRS issues ITINs for federal tax purposes to people who need a U.S. taxpayer number but aren't eligible for a Social Security number (IRS: ITIN). An ITIN doesn't authorize work in the U.S. and doesn't by itself make anyone eligible or ineligible for a mortgage. Lenders that offer ITIN programs look at the whole file: identity, income, credit, assets and the property.

Skyline Mortgage does not give immigration, legal or tax advice. If you have questions about your status or your tax filings, talk to a qualified attorney or tax professional.

Which loan types work with an ITIN?

  • ITIN and other non-QM programs. Most ITIN mortgages are non-qualified mortgages (non-QM) that each lender designs and prices itself. These loans often carry higher rates and costs than agency loans, and terms vary by lender.
  • FHA loans. For FHA case numbers assigned on or after May 25, 2025, HUD limits FHA eligibility to U.S. citizens, lawful permanent residents and citizens of certain Pacific island nations (HUD Mortgagee Letter 2025-09). Borrowers who use an ITIN generally don't fit those categories.
  • Other standard programs. Many conventional, VA and USDA programs have their own Social Security number, residency or citizenship rules. Ask each lender in writing which programs your documents fit.
  • Rental properties. Investors who use an ITIN can ask about DSCR loans, which are business-purpose loans for non-owner-occupied rentals only.

Documents lenders commonly ask for

Every lender sets its own list. Expect to be asked for some or all of these:

  • Your ITIN assignment letter from the IRS, and unexpired government-issued photo ID, such as a passport.
  • Federal tax returns filed with your ITIN, often for the most recent two years.
  • Proof of income, such as W-2s or 1099s and pay stubs. Self-employed borrowers may be offered bank statement documentation.
  • U.S. bank statements showing your down payment, closing costs and any required reserves, and where large deposits came from. See our guides to large deposits and gift letters.
  • A credit report under your ITIN or, with some lenders, alternative credit such as rent, utility and phone payment history.
  • Rental history, such as a lease and proof of on-time rent payments.

Keep your ITIN current

An ITIN expires if it isn't used on a U.S. federal tax return for three consecutive tax years, and an expired ITIN must be renewed with Form W-7 (IRS: how to renew an ITIN). Check your ITIN status before you apply, because a lender may not accept tax returns filed under an expired number.

Down payment, reserves and costs

Down payment and reserve requirements are set by each lender and depend on your credit, income documentation, the property and the loan size. They are often higher than for agency loans. We won't quote a single figure on this page. Instead, we'll show you written Loan Estimates from the lenders that fit, so you can compare the rate type, total loan costs, cash to close and any prepayment penalty side by side. Your rights

The Equal Credit Opportunity Act prohibits lenders from discriminating on the basis of national origin, race, color, religion, sex, marital status, age and other protected characteristics (CFPB: ECOA). You have the right to receive a Loan Estimate within three business days of applying and to compare offers from more than one lender.

Frequently Asked Questions

Can I get a mortgage in Florida with an ITIN instead of a Social Security number?

Often, yes. Some lenders offer mortgage programs for borrowers who file taxes with an ITIN. Most are non-QM loans with lender-specific rules for credit, income documentation, down payment and reserves, so compare written offers.

Can I get an FHA loan with an ITIN?

Generally, no. For FHA case numbers assigned on or after May 25, 2025, HUD limits FHA eligibility to U.S. citizens, lawful permanent residents and citizens of certain Pacific island nations. ITIN borrowers usually look at non-QM ITIN programs instead.

What documents do I need for an ITIN mortgage?

Lenders commonly ask for your IRS ITIN letter, unexpired photo ID, federal tax returns filed with your ITIN, proof of income, bank statements showing your funds, and a credit report or alternative credit such as rent and utility history. Each lender sets its own list.

Do I need a credit score for an ITIN loan?

It depends on the lender. Some require a U.S. credit score under your ITIN, and others accept alternative credit, such as a record of on-time rent, utility and phone payments.

Are ITIN loans more expensive?

They often carry higher rates and costs than agency loans because most are non-QM loans. Ask for official Loan Estimates and compare the total loan costs, cash to close and any prepayment penalty, not just the rate.

What happens if my ITIN expired?

An ITIN expires if it isn't used on a federal tax return for three consecutive tax years. You renew it with Form W-7. Check your ITIN status before you apply, because lenders may not accept returns filed under an expired number.

Can I use an ITIN loan to buy a rental property?

Some ITIN programs allow investment properties, and investors can also compare DSCR loans, which qualify mainly on the property's rental income. DSCR loans are business-purpose loans only, not for a home you'll live in.
